Ekurhuleni 2025 Valuation Roll: How to Inspect and Object

 
The Ekurhuleni Metropolitan Municipality has released its General Valuation Roll (GV2025) for the period 1 July 2025 to 30 June 2029. Property owners and interested parties are invited to inspect this roll and, if necessary, lodge objections.

Contents of the Valuation Roll:
The roll includes details such as property descriptions, categories, physical addresses, extents, market values, and owner names. These entries can be objected to if inaccuracies are found.
Where to Inspect the Valuation Roll:
The valuation roll is available for public inspection at various Customer Care Centres across Ekurhuleni, including Actonville, Alberton, Benoni, Boksburg, and others. It can also be accessed online via the official Ekurhuleni website.
 
Objection Process:
1. Grounds for Objection:
Objections can be lodged if there are disagreements with any entry or omission in the valuation roll.
2. How to Submit an Objection:
o Objections must be submitted using the official objection forms, available online or at customer care centres.
o Completed forms can be hand-delivered to any centre or submitted online.
o Ensure you bring the Section 49 notice when submitting your objection to expedite the process.
o Email or fax submissions are not accepted.
3. Objection Deadline:
All objections must be submitted by 15:30 on 25 June 2025.
 
Post-Objection Process:
Once submitted, objections are reviewed, and decisions are communicated in writing. If the municipal valuer adjusts the value by more than 10%, the objection is forwarded to the Valuation Appeal Board for compulsory review. If dissatisfied with the outcome, property owners can appeal within 21 days of receiving the decision.
